Sometimes it can feel like you have exhausted all your resources when it comes to new ways of increasing customer conversions. Below are four different strategies self storage facility managers can use to boost marketing effectiveness, increase efficiency, and ultimately rent out more units.    
Facilitate conversation instead of just answering questions. For example, when potential customers call to ask the price for a unit, instead of simply answering, start a conversation. Ask when they would like to move in, and then proceed to tell them the move in rate. After that, ask their name and number so you can reserve the unit until they arrive.

Ask for referrals. If you do not currently have a referral program, it would be in your best interest to start one. Offer incentives like one month free rent for every referral that moves in.

Be a problem solver. You need to demonstrate that your facility is equipped to addressing needs or problems. Selling is al about problem solving. Each customer is different, so make sure you take the time to understand what is important to each client and show them you can provide it.

Make things easier for clients. People these days have grown accustomed to getting things right when they want it. They are not going to want to take the time to move their things into storage, so the easier the process is, the more likely they will be. Can you rent units online? Do you take credit cards? Can the lease be signed electronically? If you don’t offer any of these services, you should look into getting them.
